Streamline Strata Care mows, edges, hedges and hand-weeds the common property gardens at Sydney strata buildings. We cover the Eastern Suburbs, Inner West, North Shore, South Sydney and the city fringe. We look after 38 buildings from our base in Maroubra, and the same crew comes back every visit. Weeds are pulled by hand. We do not spray, so there are no chemical notices to send residents and no notification period for you to manage.

Strata gardening is the scheduled care of the shared garden areas an owners corporation is responsible for: lawns, hedges, garden beds, planter boxes, courtyards and rooftop gardens. It is the part of common property residents look at every day.

How a visit runs

  • All green waste leaves with us the same day. It never goes into the building's bins.
  • Anything we find is reported to you the same day with a photo: a leaking tap, a broken sprinkler head, dumped rubbish in the beds.
  • Photos of the finished work reach you by WhatsApp or email after every visit.
  • The same crew, in uniform, with an English-speaking lead.

How often we come

Every building gets a written scope: each area, each task, and a set frequency beside it – weekly, fortnightly, monthly or quarterly. Never "as required". We write it after walking the garden with you, not from a photo, and it becomes the checklist the crew works from. Where we also handle the cleaning of your common areas, the garden work sits inside a visit pattern that is already there.

The fee is a fixed monthly amount per building, itemised by service so a committee can compare it line by line against another quote.

What we don't do

  • Weed spraying. NSW rules require accredited chemical training to apply herbicides as part of your work. We do not hold that accreditation, so we do not spray.
  • Protected trees and tree removal. Pruning stops at reachable heights. Anything above that line goes to a qualified arborist.
  • Height work. Nothing needing climbing gear, a harness, rope access or an elevated work platform.
  • Large landscaping. New turf, new beds and garden redesigns are a landscaper's job.
  • Irrigation and plumbing. We report a leaking line or a broken head the same day. We do not do the plumbing.

Need cleaning or repairs too?

Gardens can sit alongside strata common area cleaning and strata property maintenance as one contract, one induction, one invoice and one number to ring. Take gardening on its own if you prefer. What to check before you appoint a strata cleaner is the list we hand managers. You can use it to check any contractor, including us.

Common questions about strata gardening in Sydney

Do you spray weeds?

No. Every weed we take out of your beds is pulled or hoed out by hand. NSW EPA rules require accredited training to apply herbicides as part of your work. We do not hold that accreditation, so we do not spray. That removes a job from your desk. No five working days' notice to residents, no notice to post on the day, no safety data sheet to hand out. A building that genuinely needs a herbicide programme needs a licensed operator, and we will say so.

Can you remove a tree on common property?

No. Tree removal is an arborist's job and it usually needs council consent first. We prune shrubs and small trees at reachable heights and stop there. Councils across Sydney protect a tree once it passes a size threshold: a height, a canopy width or a trunk circumference. The numbers differ by council, and palms are protected at any size in some areas. The owners corporation applies for that consent, not the resident who asked. We will never top or take out a tree on a resident's say-so.

Residents will complain about the leaf blower.

We use a quiet four-stroke or battery blower. We agree the visit window with you before the first visit, so the noisy work sits in hours that suit the building. We work Monday to Saturday. If the blower needs to stay inside a set time, say so at the walk-through and it goes in the written scope.

Where does the green waste go?

It leaves with us the same day. Clippings, prunings, fronds and leaves go with the crew, never into the building's bins. That is how residents end up with nowhere to put their own rubbish on collection day.

Who turns up, and are you insured?

The same crew every visit: 2 to 3 people, all directly employed, in uniform, with an English-speaking lead. No labour hire and no subcontractors. Owner police-checked. Public liability insured to $10 million. We send a certificate of currency naming your owners corporation and your agency as interested parties before the first visit, and again at every renewal without being asked. Workers compensation is with icare NSW and that certificate comes too. Our safe work method statements and written WHS policy are available on request.
