Strata common area cleaning is the scheduled cleaning of a building's shared spaces – foyers, corridors, stairwells, lift cars, bin rooms and car parks – carried out for the owners corporation rather than for any one lot. Streamline Strata Care does that work across Sydney for a fixed monthly fee per building. We look after 38 buildings from our base in Maroubra, with a crew of 2 or 3, all directly employed. The same crew cleans your building every visit, and you get photos afterwards.
The Streamline name has been in Sydney strata since 2007. Sam Spry has owned and run the business since 2025, and he answers the phone himself.

Every building gets a written scope before we start: each area, each task, a stated frequency. Never "as required". It is attached to the quote, it becomes the checklist the crew works from, and it is what you inspect us against. Vague scopes are why cleaning contracts end in an argument at the AGM.
What happens after every visit
The complaint we hear most about other contractors is that the standard slips after the first month. Three things stop that.
You see the work. Photos go to you by WhatsApp or email after every visit, so you are not waiting for a resident to tell you something was missed.
You hear about the building, not just the cleaning. Lights out, leaks, cracked tiles, graffiti, damaged doors, dumped rubbish, a smell in the bin room – reported the same day, with a photo and a location.
We work like people who live in occupied buildings. We never wedge a fire door, never store gear in a fire stair, and check every door on the way out. We carry a safety data sheet for every product and give you the register. Nothing is decanted into unmarked bottles and nothing is mixed.
What we don't do
An unstated gap becomes a complaint later. These are the lines we do not cross, and there is no partner network behind them. We say no.
- Windows at height. Anything needing abseil or rope access. We clean glass at ground level, or up to 2 or 3 storeys with a water-fed pole from the ground.
- Pool water. We clean the pool deck, spa surround and BBQ area. The water and its chemicals are a pool technician's job.
- Electrical work. Globes and lamps like for like, yes. Fittings, battens, LED retrofits that bypass the ballast, switches, power points and wiring are electrician-only.
- Plumbing and drainage. We clear surface drains and grates of leaves and debris. Below the grate is licensed work.
- Fire safety testing. We look at emergency and exit lights, fire doors, exits and extinguishers and report what we see. We do not test or sign anything off.
- Pest control, tree removal and skip bins. Licensed or specialist work, and out of scope.
- Inside lots and tenancies. We clean common property, not apartments, and not the inside of a shop or office tenancy.
A contractor who has a go at wiring costs an owners corporation more than one who says no.
Need the gardens and the small repairs too?
You can run all three as one contract: one induction, one set of certificates for your file, one invoice and one number to ring. The person cleaning the lobby is the person who notices the garden tap leaking.

Questions strata managers ask us
How much does strata cleaning cost in Sydney?
There is no list price. Every building is quoted as a fixed monthly fee after we walk it, and six things move the number: the number of lots, how many levels and whether there is a lift, whether there is a car park, how many bins and how often the council collects, how much garden there is, and how often we visit. The quote is itemised by service so your committee can compare it like with like.
How often should common areas be cleaned?
There is no NSW rule that sets it, so it is the owners corporation's call. We set the visit cadence after walking the building – the number of lots, the traffic through the foyer and lifts, ground-floor retail and the council bin day all move it – because a cadence quoted off a photo is one that changes later. Then every area carries its own frequency in your written scope. The table above shows which areas we do every visit, which follow the council collection day, and which are set in your scope.

Sam Spry has been involved in the business since 2022, bought it in 2025 and runs it from Maroubra – how the business changed hands is on our about page. Can we try you on a one-off job before we sign anything?
Yes. A bin room wash-down, a car park pressure clean, a builder's clean, a deep clean or a dumped-rubbish clear-out, quoted in writing, done on the day we agree and reported with photos. If we are what you expected, the contract conversation is easy. If not, you have lost nothing.
How long are we locked in?
Month to month, with 30 days' notice either way. No lock-in term and no exit fee. If you are leaving another contractor, changing your strata cleaner without a gap in service sets out the five steps we run, from the walk-through to collecting the keys and the bin schedule.
Do you subcontract, or is it the same people every week?
The same crew, every visit. A crew of 2 or 3, all directly employed, with an English-speaking lead. No labour hire and no subcontracting.
What insurance and compliance documents do you provide?
Public liability insured to $10 million. We send a certificate of currency naming your owners corporation and your agency as interested parties before the first visit, and again at every renewal without being asked. Workers compensation is held with icare NSW in the trading entity's name, certificate on file. We are a registered contractor with Ebix Trades Monitor and ARM Contractor Compliance – if your agency uses a different portal, tell us early and we will register on it. The owner is police-checked and holds a Working with Children Check, a White Card, a working-at-heights ticket and first aid.
